Our agency acts as the official representative, as per the terms outlined in the Commercial Agency Agreement with the owner of the object. The representation underscores our commitment to facilitating seamless connections and upholding the highest standards of professionalism in all interactions. All business transactions are conducted in accordance with the laws of the jurisdiction.

Arka Summer Agency emphasizes that it exclusively provides accommodation reservation services and does not offer package deals or additional tourism services.

By confirming the reservation or making a deposit payment, the guest acknowledges their agreement with the General Terms and Conditions.

Booking

By accepting the offer, the guest commits to securing the apartment reservation by making a 30% deposit payment within 2 days of confirming the reservation. It is important to note that any upfront payment is not considered a deposit. The remaining balance of the offer must be settled no later than 56 days before the reservation start date, unless otherwise agreed upon between the guest and the agency at the time of booking. If the reservation is made 55 days or less before the start date, it is required to settle the total offer amount in full within 2 days of receiving the confirmation.

Booking cancelation

  • If a guest requests the cancellation of a reservation 56 days or more before the start date, the agency will refund the entire amount paid, except for the 30% deposit.
  • In the case of cancellation within 55 days or less before the start date, the full amount paid will be charged.

 

Changing booking details

If a guest requests changes to the number of persons, start or end dates on a confirmed reservation with a paid deposit or full payment, the following conditions will apply:

  • if the guest shortens the contracted stay 56 days or more before the start date, the guest will be refunded an amount proportional to the reduced days, while retaining the 30% deposit on the original (larger) offer.
  • If the guest shortens the contracted stay within 55 days or less before the start date, the agency will make the requested changes, but the reservation amount will not be reduced.
  • For an amount exceeding the original reservation, the agency will only charge the price difference, while the 30% deposit will apply to the total larger amount.

 

Personal belongings and luggage

The guest is responsible for taking care of their personal belongings brought into the accommodation. Neither the agency nor the owner is liable for lost, broken, or stolen items. In case of theft or loss, the guest is obligated to report the incident to the accommodation facility or the agency, as well as to the appropriate police authority.

Service and cleaning

The guest is required to perform basic cleaning of the apartment, regardless of whether cleaning is included in the price. If the apartment is left in a disorderly condition requiring additional cleaning (not covered by the standard rate), the agency reserves the right to charge the guest for additional costs on behalf of the property if we are asked to. The guest is not authorized to delegate cleaning to a third party. By booking the accommodation, it is understood that the price includes the use and consumption of gas, electricity, and water, as well as the use of bed linen and towels (changed once during a weekly stay).

Stay policies

  • Check-In and Check-Out Times: Guests can check in from 15:30 and check out is until 9:30.
  • Tourist Tax: The tourist tax is included in the total price.
  • Pets: Unfortunately, pets are not allowed during the stay.
  • To maintain peace and comfort for all guests, it is important to observe the house rules of the property from 23:00 to 8:00

 

Bringing third parties onto the premises of the accommodation facility is strictly prohibited. It is not allowed to bring additional persons onto the property, and such behavior may result in the immediate termination of accommodation, without any further explanation and without a refund of the amount paid for the accommodation.

Guests are required to have valid identification documents (passports or ID cards, only for citizens of the European Union) upon arrival at the accommodation. The guest’s age is considered based on their age on the first day of the reservation, i.e., during check-in.

Guests are required to promptly report any complaints, disturbances, or inconsistencies they notice within the property or services, either directly to the object or through the agency.

The use of the pool, hot tubs, and similar facilities is at the guest’s own risk. Guests are required to adhere to the provided instructions for the safe use of these amenities.

Other information

The property does not have an elevator, and the apartments are located on the first, second, and third floors, accessible only by stairs.

All two-bedroom and three-bedroom apartments come with their own balcony, unfortunately, however, one-bedroom apartments do not have a balcony.

For any changes or cancellations of reservations, guests are required to inform the agency in writing (letter or email). The agency will promptly respond with a written acknowledgment of receipt. The moment the agency receives the written document is considered the moment of receipt of the change or cancellation of the reservation.

It is important to note that, despite the reservation confirmation, the agency does not issue any form of vouchers. Only after the full payment of the total offer amount, the agency will send an email confirmation to the guest, indicating the successful payment of the full offer amount and confirming the completed reservation. Additionally, the agency will promptly provide the necessary reservation details to the accommodation object, ensuring a seamless arrangement for the guest’s stay.

By making the property accessible on behalf of the owner, we acknowledge that the owner retains full responsibility for any matters pertaining to the property’s use, maintenance, and compliance with regulations.

Authority

The applicable law is the Law on Providing Tourism Services that was in force on the day of the reservation confirmation, which can be found at the following link: ” https://narodne-novine.nn.hr/clanci/sluzbeni/2017_12_130_2982.html “. In case of legal proceedings, the competent court is in Zagreb, i.e., the location of the agency’s headquarters, and the dispute is resolved in accordance with Croatian law.
